We turn your details into a clean, branded online document for your tenant: how to reach us, what counts as an emergency, where the water shut-off is, trash day, gate codes, the things that matter. It eliminates 80% of the back-and-forth before it ever starts.
Your tenant texts us, not you. We triage. We dispatch a vetted vendor at our negotiated rate. You approve work. The vendor invoices you directly. We never touch the money. You get an annual summary report.

Here's how repairs actually get billed by most property managers.
If you handle it yourself, you pay retail. You don't have a vendor relationship, so you get the walk-in rate. No discount, no priority, no leverage.
If a property manager handles it, they often get a discount because they send the vendor volume. But they don't pass it to you. They also mark the invoice up 10-25% before billing you. Some take a referral fee from the vendor on top. The discount and the markup both go to them. You pay more than retail.
If we handle it, our vendors give us a preferred rate because we send them consistent, repeat business. We pass that rate to you, and we don't add a markup. Vendors invoice you directly. The $249 monthly fee is the only thing we collect.

No. Home warranty companies control which vendors are dispatched, how quickly repairs are completed, and how the work is priced. Our service is built on our vetted vendor network and our discounted rates, which warranty companies override. You'd be paying us to coordinate work we can't fully control. If your warranty is up for renewal, we're happy to talk about whether our service makes sense for your next chapter.
